Knoxville Short Sale Question: Should I Use The Bank Approved Agent?

urlIn our Ask the Expert Section, we recently received the following question from Chrissy, she asks, "After having to take a leave of absence from work to take care of my sick mom, I have been struggling to make my mortgage payments. I have been trying to modify my loan. I found out last week that my loan modification had been denied. My bank suggested I consider doing a short sale on my Knoxville home and they offered me a list of bank approved short sale agents. It seems like completing a short sale may be mine only option at this point. Should I use one of the bank approved agents or find my own agent?" When it comes to doing a short sale on your Knoxville home, the choice is ultimately up to you. Some lenders do have lists of bank approved short sale agents that they offer homeowners. To be included on the list, usually, those agents have undergone some kind of bank approved short sale training. Agents that have gone through the training are likely to be familiar with the lender's short sale procedures and the documentation. They may also have contacts with the lender. They are also likely to have completed successful short sales with that lender. All of which could be beneficial  to you. There is nothing wrong to using a bank approved agent and by no means are you required to use one. It is most important to choose a short sale agent that you feel most comfortable with. You really only get one chance to do a short sale on your home, so its best you choose someone that you feel confident in and who has a proven track record of getting short sales approved.
